Home Equity Line of Credit.
A Home Equity Line of Credit is a second mortgage on your property that has an open end. This means that you have a line of credit for a specified amount and you actually receive a check book to write checks against the line of credit. These are adjustable rates and you are only required to pay the interest for a specified amount of time after which you must start making principle reduction. You are only required to pay interest on the balance on the amount of the line you have used. The interest rate is tied to the prime rate and will go up or down whenever the prime rate is changed.
The interest on a Home Equity Line of Credit is also tax deductible up to a 100% Loan to Value ratio.
